But for many Canadians, they represent one of the most sensible housing choices \u2013 practical, affordable, and functional. Far from any ideology, it&#8217;s just good sense.<\/p>\n\n\n\n<p>Price is the main advantage. Rent in an older apartment building is often 30-50% lower than in a brand-new luxury condo tower. And even buying a unit in a well-maintained older co-op or condo can be accessible: in many mid-sized cities, you can find a two-bedroom for a fraction of the cost of a new build.<\/p>\n\n\n\n<p>Location is another major plus. Most of these apartment neighbourhoods were built with purpose: close to schools, shopping, and public transit. In Toronto \u2013 St. James Town, Thorncliffe Park; in Vancouver \u2013 the West End; in Ottawa \u2013 Overbrook. Everything is well-connected.<\/p>\n\n\n\n<p>Renovations have changed both the look and function. Many older apartment buildings have undergone major upgrades: new windows, added insulation, modern elevators, updated balconies. Some renovated units are more comfortable than new builds, thanks to solid construction and better layouts.<\/p>\n\n\n\n<p>The community in these buildings can often be stronger than in a detached house neighbourhood. Neighbours know each other, watch out for each other&#8217;s kids, and lend a hand. And in a crisis (a major snowstorm, a power outage), someone is always there to check in.<\/p>\n\n\n\n<p>Building management is centralized \u2013 you don&#8217;t have to worry about fixing the roof or the boiler yourself. Strata fees or maintenance charges are predictable, and often lower than the total cost of maintaining a house.<\/p>\n\n\n\n<!--nextpage-->\n\n\n\n<p>What about safety? Many of these communities have lower crime rates than some might assume. A density of people can also mean more &#8220;eyes on the street,&#8221; providing a natural layer of security.<\/p>\n\n\n\n<p>For young families, these apartments can be ideal: kids have friends right in the building, and parents aren&#8217;t saddled with a massive mortgage until they&#8217;re 70.<\/p>\n\n\n\n<p>Yes, there are drawbacks: noise can be an issue, privacy is sometimes limited, and the technology (like electrical systems) can be older. But most people adapt \u2013 and come to appreciate the advantages.<\/p>\n\n\n\n<p>Governments and non-profits often support the renovation of older apartment buildings through various funding programs aimed at retrofitting for energy efficiency and preserving affordable housing stock. The goal: reduce emissions, increase comfort, and maintain affordable homes.<\/p>\n\n\n\n<p>In Canada, it&#8217;s not about nostalgia for a bygone era. It&#8217;s about common sense. And sensible people know: a home isn&#8217;t just its facade.
